Frequently Asked Questions

How long is my lease?

One year to start, month-to-month or 1-year lease terms available after first year expires.

Do you do Month-to-Month leases?

We allow month-to-month leases after you have already previously signed at least a 1-year lease with us, and only after need to go month to month.

Is there an application fee?

Yes, it is $64 per applicant. Non-refundable. Occupants over 18 will need to complete a background check.

Are you able to hold an apartment unit for me?

We currently do not hold apartments. If you've been shown the unit in person and are interested, you have 24 hours to send us your pay stubs in order to apply. If we have a security deposit and signed lease, we can hold the unit until tenant is able to move in, but no longer than one month.

How much is my security deposit?

The security deposit is a month and a half's rent.

Do you accept bad credit?

Any applicant with credit less than 550 will not be approved. Evictions or bankruptcies on the credit report within the last five years will not be approved.

What's included in the rent?

Water is included in the rent for every apartment. No utilities are included for houses and duplexes. Some of the properties include water AND heat. Browse our properties to see what other benefits are included while renting with PLE Properties.

Is maintenance available 24/7?

No, we do not have 24-hour maintenance, however we do have someone available Monday thru Friday, and Saturday's if emergency maintenance is needed.

Do you offer Saturday showings?

Yes, but only by request.

What happens if I need to break my lease?

Contact the leasing office for more details on how to terminate the lease prior to expiration. 

What's the pet policy?

We allow cats, however we do not allow dogs unless it's a service animal. We will need a notarized verification letter from a licensed Michigan-based physician who has a physical office where tenant is treated for at least the past six months. We are no longer accepting emotional support dogs, only trained service dogs. For more information from the ADA. Incoming tenants with cats are required to pay a $200 non-refundable cat fee.

Is renter's insurance required? 

As of April 1, 2021, any incoming residents will be required to have and maintain renter's insurance for their unit and provide a copy of the policy by the time of the lease signing. On the renter's insurance, the property cannot be listed on the policy, but listed as an "additional interest."

Do you have online payments?

We do not, however please contact your bank or credit union to set up rent to be directly mailed from your account to our PO Box.

Do you allow subleases? Do you allow co-signers?

We do not allow subleases. We also do not allow co-signers.

The Nautical Mile

The Nautical Mile in St. Clair Shores, between 9 and 10 Mile on Jefferson Ave, is home to a scenic mile of full-service boat marinas, family restaurants and fun nightlife, as well as the serene and beautiful Blossom Heath park.

Lake St. Clair

 

Lake St. Clair is considered the "6th Great Lake" in the Great Lakes State. Running along Jefferson Avenue, it connects to Lake Huron via St. Clair River, and through the Detroit River to Lake Erie. Many beaches and parks overlook Lake St. Clair as it is a popular boating destination through the summertime.

Veteran's Memorial Park

Veteran's Memorial Park has everything you need all year long. From a Splash Pad for kids in the summer and Music in the Park on Wednesday nights, shuffleboard, bocce ball, playground equipment, lake views, a walking trail, barbeques, fishing area, seasonal festivals and much more!

Kyte Monroe Park

 

Kyte Monroe Sports Park, located on Harper Ave. just north of Masonic, is a recreational outdoor sports field allowing for sports including soccer, tennis, baseball, skateboarding, basketball, batting cages and features an indoor ice rink. Child and adult leagues available as well as playgrounds and picnic benches.

Lake Saint Clair Metropark

 

Lake St. Clair Metropark, located in Harrison Township, is perfect for any outdoor activity you can imagine. Metropark has a one-mile bike path along the shore of Lake St. Clair. Lounge at the beach, boat marina, or pool to cool off your own way every summer. Winter activities available include ice fishing, cross-country skiing, ice-skating and more.
